San Vicente, Palawan • Condotel ownership

Own a Palawan hotel unit, with personal guidance

Discover Savoy Hotel Palawan and Paragua Sands Hotel. A condotel combines condominium-style ownership with professionally managed hotel operations, giving you a way to own property while the operator handles guest stays.

I will provide your buyer checklist, explain the costs, and work through the documents alongside you, from your first questions to your purchase decision.

What is a condotel?

A condotel is a condominium hotel. You own an eligible unit under the project's condominium ownership structure, while a hotel operator runs the accommodation business.

1. You own the unit

Condominium-style ownership

Your purchase is an ownership interest in a unit, not simply a hotel booking. I will help obtain the title information, ownership documents, and foreign-buyer eligibility confirmation for your chosen property.

2. The hotel operates

Guest stays are managed for you

Under the agreed hotel-management or rental-pool arrangement, the operator handles guest bookings and hotel operations. We will review the responsibilities, costs, and contract duration together.

3. You participate in income

Income sharing under the agreement

Once the hotel is operating and your participation requirements are met, you can receive the income share provided by the agreement. We will review how payments are calculated, deductions, reporting, and payout timing.

Less day-to-day involvement, with clear ownership terms.

You do not need to run the hotel yourself. Income depends on hotel performance and the agreement; it is not a fixed annual profit promise.

Two Palawan developments to explore

Both projects are in Paragua Coastown, Megaworld's 462-hectare ecotourism township in San Vicente, Palawan.

Savoy Hotel Palawan

A hotel investment near the beach

Megaworld's published information describes a 10-storey condotel with a title in the owner's name and a complimentary 30-night stay benefit, subject to the applicable terms.

Planned facilities include a fitness center, yoga area, business center, meeting rooms, and a kids' club. I will provide the latest unit options, prices, owner-benefit conditions, and development schedule.

Paragua Sands Hotel

Hotel ownership in a coastal township

Megaworld describes a 10-storey development with 313 guest rooms and suites, within a five-minute walk of the beach and township mangrove reserve park.

Planned amenities include pools, a spa, fitness and yoga facilities, dining outlets, and spaces for meetings and events. Megaworld identifies Megaworld Hotels & Resorts as its planned operator.

These are development opportunities, not a statement that either hotel is already operating. Published opening and turnover schedules are different milestones; I will obtain the latest written schedule for your purchase.

Long-term ownership, clearly explained

Your condominium ownership and the hotel's operating contract are separate.

The Philippine Condominium Act does not impose a blanket 50-year expiry on every unit. Your rights are governed by the title, underlying tenure, registered condominium documents, and applicable law.

I will help gather those documents and review them with you, including inheritance, resale, and what happens if the hotel-management arrangement ends. Your independent lawyer can confirm the exact rights for your unit.

Foreign-buyer ownership

Foreign buyers can own eligible condominium units through a compliant project structure. Where common areas are held by a condominium corporation, foreign interest must remain within the legal limit, generally 40% of its outstanding capital stock.

I will help obtain written eligibility and quota confirmation for your selected project. Unit ownership is different from unrestricted Philippine land ownership.

A title in your name does not guarantee a building's indefinite lifespan or lifetime hotel income. The actual documents determine your rights.

Your purchase, guided personally

I am Donna. Through PH Prime, you will have a named contact to explain your options and help organize the information you need.

I prepare your checklist

I will provide a practical checklist covering ownership, developer documents, the purchase agreement, payment terms, and the hotel-income arrangement. We will work through it together rather than leave you to gather everything alone.

We review the full commitment

I will help obtain the cost sheet and clarify what is included, what is payable separately, and which questions need specialist advice. You will see outstanding items clearly before making a decision.

Book a personal condotel presentation

Tax and costs, in plain English

I will help organize the property information so you and your advisers can understand the purchase and ongoing financial obligations.

Philippine costs and income

  • Purchase: price, payment schedule, applicable VAT, documentary stamp tax, local transfer charges, registration, and processing or legal fees.
  • Ownership: applicable real-property tax, insurance, maintenance charges, reserves, and any dues or management costs under the agreement.
  • Hotel income: the revenue-sharing formula, permitted deductions, withholding, filing obligations, and payment schedule.
  • Future sale: tax treatment based on the property and transaction.

I will help obtain a written breakdown showing which costs apply and who pays them.

For buyers living in the Netherlands

If you are a Dutch tax resident, an overseas second home or personally held investment property generally needs to be declared in your Dutch tax return, commonly in Box 3. A condotel operating arrangement should be reviewed specifically by your adviser.

I will help organize the ownership documents, payment records, intended use, and hotel agreement for that review. Your adviser confirms the correct treatment, euro valuation, financing treatment, and any double-taxation relief.

Tax residence, ownership structure, and activity matter. Philippine ownership does not remove Dutch reporting obligations. No tax-exemption offer is included here.

Why put the Philippines on your shortlist?

English-language communication

English is an official language. We can discuss the purchase in English, and I will help obtain clear explanations of project documents and costs.

Established hospitality brands

Megaworld has an existing hotel portfolio in Philippine destinations. We will examine the selected project's operator, operating agreement, and owner reporting rather than assume all hotels perform alike.

A growing, youthful market

The World Bank highlights urbanization, a youthful population, consumer demand, tourism, and business-process outsourcing as features of the Philippine economy. We will connect that context to your chosen location.

Compare your options with clear information

Philippines

Eligible condo ownership can put a unit in your name within the legal foreign-interest limit. A condotel adds a hotel operating arrangement that we will review alongside the ownership documents.

Bali, Indonesia

Compare the precise legal interest offered, such as a lease or permitted right of use, its duration, and renewal conditions. Local legal advice is essential to establish what the purchase gives you.

Vietnam

Eligible foreign housing ownership is subject to quotas and terms, generally up to 50 years for foreign individuals with possible extension and applicable exceptions. Compare the specific rights, duration, and costs.

I will explain the Philippine option so you can make a meaningful comparison based on ownership, management, communication, and the complete cost, rather than broad claims about another country.

The checklist I will prepare for you

Your property and contract

  • Written foreign-buyer eligibility and ownership capacity.
  • Title information, underlying tenure, developer authority, project approvals, and license-to-sell details where required.
  • Unit specifications, completion and turnover milestones.
  • Reservation, cancellation, refund, and late-payment conditions.
  • The operating or rental-pool agreement, its registration status where applicable, duration, renewal, deductions, and owner benefits.

Your financial picture

  • Itemized purchase costs and payment dates.
  • Euro-to-peso exposure, transfer charges, and verified payment instructions.
  • Any financing requirements and approval conditions.
  • Hotel-income calculation, reporting, and payout arrangements.
  • Information for your independent Philippine lawyer and Dutch tax adviser.

Your condotel questions, answered

Do I need to manage hotel guests myself?

No. The condotel model places guest stays and hotel operations with the operator under the applicable agreement. I will walk you through the responsibilities, costs, and any obligations retained by you as an owner.

When would income begin?

Income participation is expected after turnover and the start of hotel operations, subject to the agreement's commencement conditions. Our indicative planning estimates from October 2026 are approximately three years for Savoy Hotel Palawan and four years for Paragua Sands Hotel (PASH), subject to the latest written developer schedule. I will confirm the turnover date, operating start, and first payout timing with you; turnover alone does not automatically trigger an income payment.

Can I stay in my unit?

Owner-use benefits are governed by the project agreement, booking rules, and availability. Savoy Hotel Palawan's published materials mention a 30-night stay benefit. I will obtain the full conditions for your chosen project before you rely on any stay entitlement.

Is hotel income guaranteed each year?

Income depends on hotel performance and the signed agreement. I will help you understand the calculation, deductions, reporting, and payment terms so you can assess the opportunity with clear information.

Will you support me from the Netherlands?

Yes. I will discuss your goals, provide the checklist, help gather the documents and cost breakdown, and explain the next steps alongside you. We will identify anything that needs confirmation by your independent legal or tax adviser.

Property investment involves risk. Professional management reduces your day-to-day involvement, but does not guarantee income, appreciation, or a risk-free investment. Independent legal, tax, and immigration advice remains important.
